Ahua Portugal provides short-term accommodation rental of its private house near Odeceixe, Portugal.

Accommodation

  • The property accommodates up to 5 guests and includes 2 bedrooms, 3 beds, and 1 bathroom.
  • Amenities include floor heating, high-speed internet, fully equipped kitchen, outdoor patios, and private access to the Seixe River and surrounding natural walks.
  • Guests enjoy complete privacy on the 180,000 m² property, with the closest neighbors over 200 m away.

Eco-Experience

  • By staying at the house, guests support Ahua Grow reforestation project, which includes planting 30,000 cork trees to restore land affected by wildfires.
  • Guests may also explore the property and surrounding nature trails, rivers, and the scenic Seixe Valley, as well as nearby beaches.

Booking

  • All bookings are made via Airbnb or this website.
  • Reservations are subject to availability, confirmation, and compliance with these terms as well as the house rules provided by Ahua Portugal.

Guests acknowledge that their stay constitutes the services covered under these Terms & Conditions.

4. Bookings and Purchases

4.1 Orders

By placing an order or booking, you confirm that:

  • You are at least 18 years old.
  • The information provided is accurate and complete.
  • You have legal capacity to enter into a binding contract.

All orders are subject to acceptance and availability.

4.2 Prices

  • All prices are listed in Euros (€) unless otherwise stated.
  • Prices include IVA where applicable.
  • We reserve the right to change prices at any time prior to confirmation of purchase.

4.3 Payment

Payment must be made via the payment methods indicated on the Website.

We use secure third-party payment providers. Ahua Portugal does not store full credit card details.

5. House Rules

Guests are staying in a private home and are expected to treat the property and its contents with care and respect.

Check-In and Check-Out

  • Check-in is from 4:00 PM to 2:00 AM via self check-in with lockbox.
  • Check-out is before 11:00 AM.

During the Stay

  • Maximum occupancy is 5 guests.
  • Pets are not allowed.
  • Quiet hours are from 10:00 PM to 8:00 AM.
  • Parties, events, and commercial photography are not permitted.
  • Smoking is not allowed inside the property.

Additional Rules

  • BBQs, open flames, and candles are prohibited between May and November.
  • Smoking is permitted outdoors only; please use the ashtray provided.
  • Guests must not feed or allow animals inside the house.

Before Departure

  • Turn off all lights and appliances.
  • Return all keys.
  • Clean and put away dishes.
  • Empty small recycling bins into the larger bins on the driveway.
  • Dispose of general waste in the large green municipal bin at the end of the valley road, next to the bus stop at the N120.

Failure to comply with these rules may result in additional charges or refusal of future bookings.

6. Cancellation Policy

We understand that plans can change. Guests who cancel within 30 days of confirming their booking will receive a full refund. Cancellations made within 30 days of the check-in date, however, are non-refundable. To provide peace of mind, we recommend that all guests consider obtaining travel insurance to cover any unexpected circumstances or last-minute changes.

7. User Obligations

  • By using the Website and making a booking at Ahua Portugal, users agree to act responsibly and in compliance with applicable law. In particular, users must:

    • Provide accurate and complete information when making a reservation, including names, contact details, and any special requirements.

    • Ensure that the booking is made for lawful purposes and in accordance with these Terms & Conditions.

    2. Correctness of Data

    • Keep all personal and payment information accurate and up-to-date.

    • Notify Ahua Portugal promptly of any changes that may affect the booking.

    3. During the Stay

    • Respect the property, its contents, and the house rules.

    • Avoid any behavior that may cause damage, disturbance, or harm to the property, staff, or neighbors.

    • Comply with local laws and regulations at all times.

    4. After the Stay

    • Leave the property in a reasonable condition and follow the departure instructions provided.

    • Report any accidental damage or issues promptly.

    • Return keys and any provided items to their designated place.

    5. Website Use and Content

    • Use the Website responsibly and not for unlawful purposes.

    • Avoid attempting unauthorized access to systems, uploading harmful software, or misusing Website content without permission.

    By following these obligations, users help ensure a safe, enjoyable, and fair experience for themselves, other guests, and the property.

8. Intellectual Property

All content on the Website, including but not limited to text, logos, branding, images, videos, designs, and course materials, is the property of Ahua Portugal or is used under license. This content is protected by applicable intellectual property laws.

Users are not permitted to reproduce, distribute, modify, display, or use any Website content for commercial purposes without our prior written consent. Any unauthorized use may violate copyright, trademark, and other applicable laws.

 

9. Health & Liability Disclaimer

Guests stay at Ahua Portugal at their own risk. By booking and staying, guests confirm that they are responsible for their own health and wellbeing during their stay.

Ahua Portugal shall not be liable for:

  • Any personal injury, illness, or accident occurring on the property, except where liability is mandated by Portuguese law.

  • Indirect or consequential damages, including loss of profits, business, or enjoyment.

Liability is limited to the maximum extent permitted under Portuguese law. Guests are encouraged to take reasonable care of themselves, their companions, and their belongings during their stay.

 

10. Limitation of Liability

At Ahua Portugal, we strive to provide a safe, comfortable, and enjoyable stay. By booking with us, guests acknowledge and agree to the following:

  • Personal Safety and Belongings: Guests stay at the property at their own risk. While we take care to maintain a safe environment, we cannot be held responsible for personal injury, illness, or the loss, theft, or damage of personal belongings, except where required by law.
  • Indirect or Consequential Losses: We are not responsible for indirect or special losses, such as lost profits, missed opportunities, or loss of enjoyment.
  • Third-Party Services: We cannot accept liability for services or activities not directly provided by us, including tours, excursions, transport, or other third-party offerings.
  • Guest Conduct: Guests are responsible for their own actions. We cannot be held liable for damage or injury resulting from misuse of the property, failure to follow house rules, negligence, or unlawful activity. Guests may be held responsible for any damage they cause.
  • Natural Conditions: The property is located in a natural setting. We are not liable for weather, wildlife, minor pests, or other environmental conditions typical of the region.
  • Unforeseen Events: We cannot be held responsible for events beyond our control, such as natural disasters, strikes, government restrictions, or other force majeure situations.
  • Maximum Liability: To the extent permitted by law, our total liability for any booking is limited to the amount paid for that booking.
  • Legal Exceptions: Nothing in these Terms & Conditions affects liability for death or personal injury caused by proven negligence, or any liability that cannot be limited under Portuguese law.
  • Guest Indemnity: Guests agree to take care of the property and to cover any costs arising from breaches of these Terms & Conditions, negligence, or unlawful conduct during their stay.

Nothing in these Terms excludes liability where exclusion is not permitted under Portuguese law.
